NOOZHAWK: What is your experience and education?

CIMME EORDANIDIS: Prior to becoming a Realtor, I held various sales executive positions with the leading international software solutions firm within the hospitality industry. I've earned a BA in Comm. from UCSB and an AA in Bus. Admin. from City College.

NOOZHAWK: What designations or certifications do you hold?



NOOZHAWK: Is this your full-time job?

CE: Yes, I focus on representing Sellers and Buyers -- who often are amazed that I am available before and after hours to assist them.


NOOZHAWK: Which neighborhoods do you primarily work in?

CE: While I primarily focus on representing Sellers and Buyers in Santa Barbara, I have also represented clients from the Santa Ynez Valley to Ventura and Ojai.


NOOZHAWK: Do you work on your own or as part of a team?

CE: I work on my own which enables me to be available to my clients from the initial meeting -- to the close of escrow -- and beyond. Since the timeframe involved in either selling or purchasing may take time, it's a natural step that realtors and their clients become near and dear to one another. Clients are assured that I am on point for their transaction, and ultimately the responsibility rests with me to ensure that all goes as smoothly as possible during every milestone and deliverable.


NOOZHAWK: What type of support staff or resources do you have?

CE: I am very fortunate to be a member of Village Properties, which earned Best Real Estate firm for the past 7 years. Our brokers, managers, and support staff are exceptional. Our successes reflect well upon the entire team!


NOOZHAWK: How do you keep your clients informed about your progress?

CE: My communication style is very open. I'll defer to my clients' preference when communicating, e.g., phone calls, emails, or texts. Clients are assured of the status of their transaction, sometimes on a daily basis.


NOOZHAWK: Can you recommend service providers who can help your clients obtain a mortgage, make home repairs, etc?

CE: Ensuring that I have a proven base of service providers, who I can recommend to my clients, is always very appreciated by them. It's another value-add I bring to the table.


NOOZHAWK: Do you show properties from other companies' listings?

CE: Yes, I present any and all properties to my Buyers for their consideration. Oftentimes, I will present off-market listings to them in addition to those found in the MLS.


NOOZHAWK: What is your negotiating style and how does it differ from others?

CE: Whether representing a Seller whose goal is secure the highest and best offer for their property or a Buyer whose goal is to pay the lowest price for a property, my clients always appreciate my candidness in setting realistic expectations. My responsibility is to represent my client to the best of my ability -- realizing that I am facilitating discussions with other agents and vendors on their behalf. Ensuring that I maintain a high level of professionalism throughout the process, when tensions can rise, is always appreciated by my clients. I am always surprised when a client singles out my high level of professionalism as one of the differentiators between me and other realtors -- as I believe that trait should be at the top of the Code of Conduct list for all realtors within the industry.


NOOZHAWK: What distinguishes you from other real estate agents?

CE: My genuine level of enthusiasm for helping people is one of the differentiators which my clients compliment me on quite frequently. Other feedback I've received from my clients include: my high level of professionalism, tireless nature, honesty, and get-it-done attitude. Since I truly enjoy doing what I do, interacting with people and representing them during one of life's most exciting events is very rewarding.


NOOZHAWK: Do you provide references to your clients?

CE: Yes, my clients provide testimonials at the conclusion of the transaction, which I feature in my marketing materials and on my Just Sold postcards. They are worth their weight in gold to future clients!


NOOZHAWK: What do you suggest sellers do to get their house ready to put on the market?

CE: From the initial meeting with prospective Sellers, to securing the listing, and ultimately bringing the escrow to a close, I am very candid about those elements which will enhance the sales price. It might be something as simple as de-cluttering a home, to touching up the paint throughout a property, to more extensive projects such as updating the flooring, kitchen, or bathrooms. Being able to present the ROI's for any cash outlay by the Sellers is key to their embracing my recommendations. When a home will be vacant, I always suggest that it be professionally staged in order to capture the hearts of Buyers. Since the Seller has one shot at making a great impression on Buyers, they quickly appreciate the value of prepping a property prior to bringing it to the market. Once the property is ready, the curtains go up and it's show time!


NOOZHAWK: How do you arrive at the listing price?

CE: When presenting the comps to my clients during a listing presentation, they begin to get a sense of the suggested price range for listing their property. That range is oftentimes reinforced once I invite my colleagues from Village Properties to participate in a price opinion. Having an additional few dozen agents weighing in on the suggested list price adds an additional level of comfort to the Sellers, who are that much more assured that their list price will garner a quick sale.


NOOZHAWK: What kind of guarantees do you offer?

CE: My clients are always assured that I will adhere to the tenets of being a REALTOR; namely that I have a fiduciary duty to my clients to demonstrate integrity, honesty, loyalty in all of my interactions. My clients oftentimes single out these very attributes when preparing their testimonials about my representation of them.
