NOOZHAWK: What is your team's experience and education?

DIANNE AND BRIANNA JOHNSON: Combined, we have 35 years in Santa Barbara Real Estate. Dianne graduated from UCSB with a degree in Business Economics. Brianna earned her degree in Graphic Communications at Cal Poly SLO.

NOOZHAWK: What designations or certifications does your team hold?

DJ & BJ: Graduate Realtors Institute (GRI), e-Pro, Green, ecoBroker, Accredited Buyers Representatives (ABR), Sellers Representative Specialists (SRS).

NOOZHAWK: How many homes did your team sell last year?

DJ & BJ: 13.

NOOZHAWK: Which neighborhoods does your team primarily work in?

DJ & BJ: We work throughout the whole Santa Barbara area including Carpinteria and Goleta.

NOOZHAWK: On average, how close to the asking price is the final sale price on homes your team has sold?

DJ & BJ: We're proud our list to sold price ratio is approximately 99%. Strategic pricing is key.

NOOZHAWK: How does your team market your client's homes?

DJ & BJ: We utilize all different mediums to gain maximum exposure for the properties that we represent. We share a property's story with a custom marketing strategy featuring print and online pieces via local and international publications. Professional photography, videography, staging, virtual tours are all tools that we can use to market a home.

NOOZHAWK: What type of support staff or resources does your team have?

DJ & BJ: We work closely with the Village Properties Marketing Department, our preferred professionals for getting listings ready for market or helping in the inspection process, and other agents.

NOOZHAWK: Do you show properties from other companies' listings?

DJ & BJ: We most definitely show every property that fits our buyers' needs. It's important to get a picture of the whole market when making such an important decision.

NOOZHAWK: What is your team's negotiating style and how does it differ from others?

DJ & BJ: We are fully committed to guiding our clients through the negotiating and escrow process by utilizing our decades of real estate transaction experience. It is our job to help our clients purchase or sell their homes. We feel it is important to negotiate a win-win transaction where all parties succeed with a successful closing.

NOOZHAWK: Does your team have a Real Estate website for marketing homes and if so, does it come up in competitive Real Estate searches such as City, State, and Region?

DJ & BJ: Our website is We have attracted numerous buyers and sellers from our online exposure of our listings and real estate services. Prospective clients like to read the kind words written by our past clients. It's a great way for them to be able to research our team.

NOOZHAWK: Does your team use social media marketing in your business such as Google Plus, Facebook, and Twitter to reach out to other Realtors and potential clients?

DJ & BJ:  Brianna is a social media expert who has been very successful promoting our clients' properties and our real estate services on numerous social platforms.

NOOZHAWK: Does your team use videos and virtual tours to market your client's homes?

DJ & BJ: We find videos and virtual tours are extremely helpful in marketing our clients' properties online. We work with a great team of professional photographers, aerial photographers, and videographers to create a complete vision of the property.

NOOZHAWK: Does your team have a blog to market your client's properties and if so, is it ranked highly by Google? Do you use your blog as a marketing tool to drive traffic to your clients homes or condos?

DJ & BJ: We use our blogging platform to promote our client's properties, keep our clients informed on market trends, and local Santa Barbara news and information. Our blog posts are promoted in our monthly newsletter, on our Facebook page, Instagram, and in Google search results.

NOOZHAWK: How does your team arrive at the listing price?

DJ & BJ: Pricing a property is such an important step in the overall marketing strategy. We work with the sellers to determine the best approach to pricing their home based on other relevant property sales, their timing and motivation, and current market conditions. Our job is to present them with an accurate pricing opinion which is often aided by input from numerous other experienced real estate professionals. The final decision is always the sellers.
