GARY WELTERLEN AND CARLA REEVES: Successfully selling Real Estate in Santa Barbara for over 30 years.

NOOZHAWK: What designations or certifications does your team hold?

GW & CR: We have designations as Certified Residential Specialist (CRS), Graduate Real Estate Institute (GRI) Senior Real Estate Specialist (SRES) and GREEN Agents.

NOOZHAWK: What's the price range of most of the homes your team has sold?

GW & CR: We sell condo to castles! Our sales typically are between $500,000 and $3,500,000

NOOZHAWK: Which neighborhoods does your team primarily work in?

GW & CR: We sell homes from Carpinteria to Goleta and all areas in between.

NOOZHAWK:​ Do you work individually or always as part of a team?

GW & CR: We prefer to work as a team because we feel we can best service our clients with two sets of eyes and ears and one voice. However each opportunity is unique and on occasion we will work individually as circumstances and clients dictate.

NOOZHAWK:​ What type of support staff or resources does your team have?

NOOZHAWK:​  How do you keep your team's clients informed about your progress?

GW & CR: We view our relationship with clients as life long engagements, so we communicate regularly in the manner that is most effective for our clients; phone, text, email, and most importantly personal contact.

NOOZHAWK:​ Does your team use social media marketing in your business such as Google Plus, Facebook, and Twitter to reach out to other Realtors and potential clients?

GW & CR: To be successful today you have to be active in social media. We have a presence on many of the social media platforms and update them regularly.

NOOZHAWK:​ Does your team use videos and virtual tours to market your client's homes?

GW & CR: We use the technologies best suited to sell your home. We can make available virtual tours, floor plans, videos and photography based on the best way to sell your home.

NOOZHAWK:​ Does your team have a blog to market your client's properties and if so, is it ranked highly by Google? Do you use your blog as a marketing tool to drive traffic to your clients homes or condos?

GW & CR: Carla's blog "Santa Barbara Talk" features events, happenings and the best things to do, see and participate in the greater Santa Barbara area. An early technology adopter, Carla's blog is linked to her website and Facebook pages. 

NOOZHAWK:​ Does your team provide references to your clients?

GW & CR: Absolutely. Our business model is based sales by referral. Over 90% of our sales are by referral.

NOOZHAWK:​ What does your team suggest sellers do to get their house ready to put on the market?

GW & CR: Being ready to sell is an important part of a successful transaction. When we hit the market we want to concentrate on marketing your property and getting sold at the best price and in the least amount of time.  When we first come on the market we want your home to dazzle your buyers. Fixing cosmetic items, painting, cleaning, and minor repair is an important first step. Whenever possible we recommend staging your home to sell. Staging can be as simple as de-cluttering your home or as elaborate as re furnishing your home to enhance the appeal to prospective buyers. In many cases staging has proven to sell homes in less time and at a higher price.

We also recommend having reports available for review. Preliminary Title Report, Natural Hazard Report, Pest Report and as needed a pre-sale Home Inspection Report should be available to buyers when we come on the market. The more that is known ahead of time the more likely a successful close, with fewer surprises. 

We will help you every step of the way. We can facilitate reports and recommend services providers to get your home ready to market and make that great first impression. 

NOOZHAWK:​  How does your team arrive at the listing price?

GW & CR: As each house is unique so too is the price. We work with each of our clients to come together on a listing price for your house based on the current realities of the market. In helping our client determine their list price, we provide a through market evaluation of similar homes with recent sales, current homes on the market and items that may impact your houses value. As needed we will employ the aid of other Village Properties associates to provide their pricing assessment as well. Once we have an understanding of value, we then will report our findings to our clients. 

Our recommendations are then made to the seller, who makes the final decision. We take great pride in providing accurate and reasonable pricing assessments, to ensure you sell your home at the best possible price in the least amount of time.
