NOOZHAWK: What is your experience and education?

JOHN SENER: Having been raised in Santa Barbara, local knowledge is essential to my representation. With a 30-year career, vast industry knowledge, and high sales volume, I have been consistently in the TOP TEN agents at Village, since it's inception in 1996.

NOOZHAWK: What's the price range of most of the homes you have sold?

JS: I have a solid history of successful sales in everything from multi-million dollar estates in exclusive neighborhoods of Montecito to condos for first time buyers. I pride myself on quality of service, which never waivers based on home price.

NOOZHAWK: How many homes did you sell last year?

JS: QUANTITY of sales does not guarantee a good agent. I believe the QUALITY of service, does! But for the record, I closed 20+ transactions in 2017 and will exceed that in 2018, thanks for asking!

NOOZHAWK: Which neighborhoods do you primarily work in?

JS: My focus is the client rather than limiting my scope to certain areas. From Montecito and Carpinteria, to Santa Barbara and Hope Ranch, there are no limits to my service area. With networking outside our area, I am connected to other cities as well.

NOOZHAWK: On average, how close to the asking price is the final sale price on homes you have sold?

JS: Price is key! Historically, homes in SB sell for close to asking. Each transaction is unique though. With keen negotiations and client's goals at the forefront, I've been successful at getting asking, or close to asking price, for my listings!

NOOZHAWK:  Do you work on your own or as part of a team?

JS: I have a great support team with a licensed Village Properties real estate agent, Lynn Golden, as a partner and Transaction Coordinator. Transactions move forward efficiently and quickly; every finite detail is managed for sales to close ON-time, EVERY time! With her well-established reputation in the Santa Ynez Valley, we've got you covered! 

With a full-time Marketing Specialist, advertising deadlines are met, copywriting is accurate, photographs show the home in its best light, and my listings are featured on my website and across a variety of other sites and publications.

NOOZHAWK: How do you keep your clients informed about your progress?

JS: Communication is the foundation of my representation and reputation. I pride myself on personal contact where the "one-on-one" conversation is my preferred form on contact. Email is essential, texts are terrific, but I always welcome a personal call!

NOOZHAWK: Can you recommend service providers who can help your clients obtain a mortgage, make home repairs, etc?

JS: I am proud to have established long-standing professional relationships within the real estate industry itself, and am known by my peers, loan brokers, escrow officers, and contractors as someone you want in your corner. "John gets things done!”

NOOZHAWK: Do you show properties from other companies' listings?

JS: My clients will always see everything on, or off, the market that meets their needs. I never hesitate to contact other companies agents' if it means finding the right fit for a client.

NOOZHAWK: What is your negotiating style and how does it differ from others?

JS: I ask questions...and then LISTEN. So much can be gained by just that! Understanding and discerning the needs, goals, and future plans of the client are always at the center of authentic and successful negotiations.

NOOZHAWK: Do you have your own personal Real Estate website for marketing homes and if so, does it come up in competitive Real Estate searches such as City, State, and Region?

JS: I am proud of my website (www.johnsener.com) that will always feature my current listings and is easily found on the web when searching for Santa Barbara real estate. Utilizing SEO and constant updates, I strive to keep the site relevant and in the forefront of Santa Barbara Real Estate searches.

NOOZHAWK: Do you use social media marketing in your business such as Google Plus, Facebook, and Twitter to reach out to other Realtors and potential clients?

JS: As a Facebook/Twitter presence, I have established "Santa Barbara Real Estate News" as a platform for advertising new listings, sharing current real estate information and staying connected through social media. Through a quarterly E-newsletter, I connect with a database of current and potential clients and business associates.

NOOZHAWK: Do you use videos and virtual tours to market your client's homes?

JS: Virtual tours and videos can be effective for certain properties. Effective and beautiful photos, with aerial still photography can also be a very effective tool to enhance any listing presentation. I also will invest in having floor plans created of a property, which aids in prospective buyers understanding layouts and varying levels of homes. Santa Barbara PhotoTours links to my current listings and is a well-established local vehicle for connecting to my listings from the Santa Barbara Multiple Listing Service. 

My goal is to get the phone to ring when someone sees one of my listings on the internet!

NOOZHAWK: What do you suggest sellers do to get their house ready to put on the market?

JS: Ok, this is the fun part! We've all heard it, "You never get a second chance to make a first impression!" Thoughtful home preparation is critical in today's competitive market. Not every home may need to be professionally staged, but I do insist that every home is impeccably clean, organized, nicely furnished, and uncluttered, thereby assuring my ability to sell successfully. New buyers should be able to imagine themselves in the home. 

I have a support team that will assess the condition of the home and work together with the owner to get the home properly prepared. We have overseen remodel and landscaping projects and worked to get deferred maintenance completed, all with a successful sale as the ultimate goal. Gorgeous photographs are the #1 selling tool! We take the time to clean and style the home, then hire professional photographers, resulting in high impact photos that will assure first-class marketing presence.

NOOZHAWK: What kind of guarantees do you offer?

JS: I am a champion for my clients whether listing their home for sale or working together to find their dream home. Guarantees, you ask? With the long-term relationships I have established with a solid and loyal base, my clients know that I always negotiate on their behalf and work diligently to iron out every last detail until they are completely satisfied, and the transaction is closed.
