NOOZHAWK: What is your experience and education?

Pat Saraca: I have been a Realtor in Santa Barbara since 1991. I received a bachelor’s degree from University of Massachusetts Amherst and a master’s degree from UCSB.

NOOZHAWK: Is this your full-time job?

PS: Yes it is. I am a full-time real estate agent. My schedule is flexible to accommodate my clients’ needs.

NOOZHAWK: What is the price range of most of the homes you have sold?

PS: I work with all price ranges – from entry level buyers to luxury home buyers/sellers and I also work with investors. My clients receive the same level of excellent service no matter what price range they are in.

NOOZHAWK: Which neighborhoods do you primarily work in?

PS: I service the South Coast of Santa Barbara County from Goleta through Carpinteria. I primarily focus on Santa Barbara, Montecito, and Goleta. There are many wonderful neighborhoods in all areas of the south coast.

NOOZHAWK: How long does it take to sell a house in the neighborhoods you specialize in?

PS: For the past couple of years properties sold within the first week of hitting the market. With the rise in interest rates we are seeing a shift with the market starting to return to a slower pace. That is good news for buyers. However, we still have extremely low inventory for sale in Santa Barbara.

NOOZHAWK: How do you market your client’s homes?

PS: My marketing is unique to each property. A custom marketing plan will be implemented which can include digital/internet marketing, social networking, print advertising in local and global publications, professional photography and video, quality flyers/brochures, open houses, virtual tours, multiple listing exposure plus more. Village Properties is a member of Forbes and affiliated with Luxury Portfolio, Leading RE, and Mayfair International which provides great global exposure. Each client will receive individualized marketing specific to their property.

NOOZHAWK: Do you work on your own or as part of a team?

PS: I mainly work on my own however I have a wonderful support team at Village Properties who assist as needed. Year after year Village Properties has been voted the Best Real Estate Company in Santa Barbara. We are a locally-owned independent brokerage with global exposure. Our broker/owner is a Santa Barbara resident and is always available to assist if called.

Noozhawk: What type of support staff or resources do you have?

PS:  I have a wealth of exceptional resources available including a fantastic marketing team, office support staff, relocation department, and legal as well. I can assist my clients who are relocating or have a property to sell elsewhere through my vast network.

NOOZHAWK: How do you keep your clients informed about your progress?

PS: I will communicate by whichever method my client prefers. Communication is key and keeping my clients updated throughout the real estate transaction is a prime goal for me.

NOOZHAWK: Can you recommend service providers who can help your clients obtain a mortgage, make home repairs, etc?

PS: Definitely. Having been a Realtor in Santa Barbara for over 30 years I have some wonderful service providers who I can refer. I have working relationships with many local vendors.

NOOZHAWK: Do you show properties from other companies’ listings?

PS: Absolutely! I show any property that meets my clients’ needs whether it is listed with Village Properties or another company. The multiple listing service is an important part of selling real estate.

NOOZHAWK: What distinguishes you from other real estate agents?

PS: Experience. I have been a real estate agent in Santa Barbara for 30+ years. I have a diverse amount of expertise and extensive market knowledge. I bring a positive attitude & creative solutions to ensure a smooth transaction.

NOOZHAWK: What do you suggest sellers do to get their house ready to put on the market?

PS: Every property is different and it really depends upon the seller’s situation. Timing and market conditions as well as the condition of the property and the seller’s situation all go into determining what should be done. If the seller is living in the home it may need a little or a lot of decluttering. Some homes need painting, new flooring, and other repairs prior to hitting the market. Staging – either full or partial is really beneficial for showing the home at its best.

NOOZHAWK: Do you have your own personal Real Estate website for marketing homes and if so, does it come up in competitive Real Estate searches such as City, State, and Region?

PS: I am part of Village Properties website ( which consistently ranks on the first page of organic search results for Santa Barbara Real Estate. Additionally, our properties are targeted to a qualified audience of homebuyers nationally and internationally through our affiliate websites – our listings reach 60 million buyers worldwide.
