NOOZHAWK: What is your experience and education?

Vivien Alexander: I have been a Realtor for almost 20 years.

NOOZHAWK: Is this your full-time job?

VA: Yes.

NOOZHAWK: What is the price range of most of the homes you have sold?

VA: $750,000 – $11,000,000.

NOOZHAWK: How many homes did you sell last year?

VA: 4.

NOOZHAWK: Which neighborhoods do you primarily work in?

VA: Carpinteria to Los Alamos. I cover a wide range of neighborhoods as I recently traded my sandals for boots and I’m now officially a Valley Girl! I am  excited to now include Santa Ynez Valley in the areas I work in. 

NOOZHAWK: How long does it take to sell a house in the neighborhoods you specialize in?

VA: Current market conditions and inventory will influence that.

NOOZHAWK: On average, how close to the asking price is the final sale price on homes you have sold?

VA: Close to asking or over.

NOOZHAWK: How do you market your client’s homes?

VA: Village Properties exposes our listings to numerous online outlets, offer spreads in targeted magazines, and send out “Just Listed” postcards to the surrounding areas. We send out email blasts to other companies and realtors and reach beyond local areas, from Los Angeles to San Fransisco as we have many people moving from those areas. We also have an international presence through Forbes. Professional photography and videography are key. I have a team of resources that can help prepare the house for a sale from construction, remodeling, handyman services, landscaping, property maintenance including staging.

NOOZHAWK: Do you work on your own or as part of a team?

VA: I work on my own, however Village Properties is always behind me and I can rely on my Broker and fellow agents when needed. I also have the resources needed to get a property ready for market quickly.

Noozhawk: What type of support staff or resources do you have?

VA: Village Properties is an endless resource of support

NOOZHAWK: How do you keep your clients informed about your progress?

VA: Personal call is always best – but a client may prefer text or email – communication is key.

NOOZHAWK: Can you recommend service providers who can help your clients obtain a mortgage, make home repairs, etc?

VA: I have a great network of reliable people from loan officers to landscaping.

NOOZHAWK: Do you show properties from other companies’ listings?

VA: Of course I do. It is important to show all potential properties to a buyer to get the full picture of what is available.

NOOZHAWK: Do you use social media marketing in your business such as Google Plus, Facebook, and Twitter to reach out to other Realtors and potential clients?

VA: Yes, I use Instagram and Facebook.

NOOZHAWK: What do you suggest sellers do to get their house ready to put on the market?

VA: Try and depersonalize the home – take down family photos and get rid of clutter. Its a great time to do a clean up! Take the opportunity to donate or sell items that don’t serve anymore! Presentation is key. Staging is very important and I have a team on hand to help with all aspects from landscaping to remodeling.

NOOZHAWK: How do you arrive at the listing price?

VA: It is important to look at the comps in the neighborhood, present the client with a market analysis and together arrive at a listing price. Invite other specialists from the area to give input and use this information to arrive at the best price for the seller.
