NOOZHAWK: What is your experience and education?

Justin Corrado: I received my BA from George Washington University in 1992. In 1995, I acquired my Real Estate license and spent my first 10 years managing investment properties. In 2004, I obtained my Broker’s license to assist my clients with purchasing and selling properties, which in turn lead to my acquiring extensive experience with 1031 tax-deferred exchanges. Since 2015 I have continuously served on the Santa Barbara Association of Realtors, Professional Standards Committee.

NOOZHAWK: Is this your full-time job?

JC: Yes, Real Estate warrants a full time commitment in order to best serve my clients, stay up to date on the ever changing market as well as the legal matters affecting the industry.

NOOZHAWK: What’s the price range of most of the homes you have sold?

JC: I work in all price ranges. No matter the price, I provide my clients with the highest quality service and care.

NOOZHAWK: Which neighborhoods do you primarily work in?

JC: We are in a relatively small community and I work in all areas of the Santa Barbara South Coast, from Carpintera to Goleta. Should a client reach out to me in regards to Santa Ynez or Ventura, I have partner agents I will team up with to ensure that they get the best knowledge and insight specific for those communities.

NOOZHAWK: How do you market your client’s homes?

JC: My strategy incorporates a blend of maximizing web exposure along with traditional real estate marketing practices. Most buyers start their search on the internet. Having professional photography, a compelling property description and being on the high traffic websites & social media is essential. My more traditional methods of presenting property are through Broker/public open houses, networking and Eblast campaigns

NOOZHAWK: What type of support staff or resources do you have?

JC: The Village Properties marketing team has the resources to promote locally as well as globally having affiliations including Forbes and Mayfair International. We also have an outstanding Realtor referral network so that I can match my clients up with top agents out of the area.

NOOZHAWK:  How do you keep your clients informed about your progress?

JC: I provide regular updates as we move forward. Even if there is little to report on my end, the client may have something to relay, or a question, and I always feel that they appreciate my checking in.

NOOZHAWK: Can you recommend service providers who can help your clients obtain a mortgage, make home repairs, etc?

JC: I have a solid network of local lenders, inspectors, and contractors who have the ability to assist in all aspects of property services. Even long after transactions have been completed, I often get calls for recommendations.

NOOZHAWK: Do you show properties from other companies’ listings?

JC: Yes, it is in the Buyer’s best interest to see everything that is on the market, as well as properties that are not officially on the market or in the Multiple Listing service.

NOOZHAWK: What distinguishes you from other real estate agents?

NOOZHAWK: What is your negotiating style and how does it differ from others?

JC: When advocating for my clients, market knowledge, interpreting inspections and reports, and clear communications with all involved are key. My negotiation style involves listening, gathering information, reasoning, and problem solving to bring parties together.

NOOZHAWK: Do you use videos and virtual tours to market your client’s homes?

JC: Absolutely, my marketing plan includes professional photography, virtual tours, and a floor plan, cornerstones in pulling prospective buyers from the internet to the property.

NOOZHAWK: Do you provide references to your clients?

JC: Yes, providing references is a great way for potential clients to get an understanding of how diligently I will work for them and insight into my honesty and integrity.

NOOZHAWK: What do you suggest sellers do to get their house ready to put on the market?

JC: In order to present their home at its best, I encourage sellers to look at their house through the eyes of potential buyers. Are there updates that could be made without over improving? Is staging or decluttering going to be beneficial to prepare for the photographer and showings? I also recommend getting inspections and reports prior to marketing to limit surprises during buyer investigations.

NOOZHAWK: How do you arrive at the listing price?

JC: The Seller ultimately decides the listing price. I help guide them to a value by providing a detailed market evaluation with properties in close proximity that are currently available and have recently sold. When considering a price, the goal should be to stimulate the highest amount of initial interest and invite the strongest and possibly multiple offers.
