NOOZHAWK: What is your experience and education?
VINCE CABALLERO: I have 39 years in the financial services industry. My experience includes being a lender to managing lenders. Most recently I was the Managing Director of the Central Coast Region for Union/US Bank responsible of all aspects of the branches from Carpinteria to Paso Robles. In October of 2023 I shifted my financial services expertise to Real Estate, acquiring my Real Estate license in April of 2024.
NOOZHAWK: Is this your full-time job?
VC: Yes, Real Estate is my full-time job. I am committed to delivering an outstanding client experience in either the sale or purchase of a home.
NOOZHAWK: Which neighborhoods do you primarily work in?
VC: I work in all areas of the Santa Barbara South Coast, from Carpinteria to Goleta.
NOOZHAWK: What type of support staff or resources do you have?
VC: The Village Properties marketing team has the resources to promote locally as well as globally having affiliations including Forbes and Mayfair International. We also have an outstanding Realtor referral network so that I can match my clients up with top agents out of the area.
NOOZHAWK: How do you keep your clients informed about your progress?
VC: I provide regular updates to my clients.
NOOZHAWK: Do you show properties from other companies’ listings?
VC: Yes, my goal is to ensure my clients are aware of everything that is on the market that may meet their needs.
NOOZHAWK: What distinguishes you from other real estate agents?
VC: I am committed to providing an exceptional client experience. I will take the time to listen and understand my client’s needs. My goal is to have a positive impact in my client’s lives.
NOOZHAWK: Do you use videos and virtual tours to market your clients’ homes?
VC: Yes, my marketing plan includes professional video and photography.
NOOZHAWK: What do you suggest sellers do to get their house ready to put on the market?
VC: I encourage my clients to view their home from a buyer’s perspective. Start with the front of the home. The curb appeal to a home is the beginning of the buyer’s journey. Second decluttering or staging is key. In an effort to limit surprises I recommend obtaining inspections and reports prior to marketing.
NOOZHAWK: How do you arrive at the listing price?
VC: I start with a detailed market analysis using properties close in proximity that have recently sold or are currently on the market. I leverage my colleague’s expertise to recommend a range. I provide the data to my clients and ultimately, they will decide the price. The goal is to price the property right from the beginning.
