Owning a home in Santa Barbara is a privilege—but leaving it unattended for weeks or months at a time comes with risks that aren’t always obvious until they become expensive.

During Santa Barbara Home Watch’s routine home checks, we’re not just walking through properties—we’re looking for the small, early signs of problems that, if left unnoticed, can turn into major repairs.

Here are five of the most common (and costly) issues we catch early:

1. Slow leaks that don’t stay small

A minor drip under a sink or a slow leak behind a toilet can go unnoticed for weeks in an empty home.

What starts as a small plumbing issue can lead to warped cabinetry, mold, and even structural damage.

We often find early warning signs—slight discoloration, musty smells, or dampness—long before they become visible disasters.

2. Appliance and system failures

Many of the most expensive issues we see don’t come from dramatic events—they come from something quietly failing.

A refrigerator stops cooling and spoils everything inside. A water heater leaks slowly into a garage or closet.

A garage door motor burns out, leaving the home more vulnerable. Because no one is there day-to-day, these problems can go unnoticed for weeks.

We recently arranged for a new dishwasher to be installed and the broken one removed so the homeowners wouldn’t have to deal with it when they returned.

3. Pest and rodent intrusion

Vacant homes are an open invitation for pests. We’ve seen everything from ants and wasps to a family of skunks that made their home under one of our client’s decks.

Left unchecked, this can lead to chewed wiring, insulation damage, and contamination. Routine inspections help catch early signs—droppings, nesting materials, entry points—before infestations take hold.

4. Storm and weather-related damage

Even in relatively mild climates, storms can cause unexpected issues—loose roof tiles, clogged drains, minor flooding, or fallen branches.

After heavy winds last winter knocked a tree over on a client’s property, we quickly had it removed, arranged for other trees to be checked for rot and managed communication with neighbors.

5. Security and access issues

An unlocked door, a malfunctioning gate, or even a package left sitting too long can signal that a home is unoccupied.

We make sure everything is secure, systems are functioning, and the property maintains the appearance of being cared for.

Small details—lighting, visible upkeep—can make a meaningful difference in deterring unwanted attention.

What these issues have in common is that they rarely start as emergencies. They begin quietly, and without someone regularly checking in, they have time to grow into something far more serious and far more expensive.
