Fifteen months after Chicken in a Barrel BBQ opened its doors in the Calle Real Shopping Center, the Hawaii-based business is saying “aloha” to the Goodland.
The chicken, ribs and cornbread restaurant at 5711 Calle Real never quite settled in at the former site of Petrini’s.
The restaurant originated in Hawaii and had expanded to Lake Tahoe and Goleta.
Chicken in a Barrel was founded in 2010 “with one intent, which is to spread the love of God and this extraordinary culinary joy. With God as the center of this business, family and dedication bloom all around,” according to the corporate website.
A note on the door of the Goleta restaurant states: “Chicken in a Barrel BBQ has permanently closed. We thank you for your support.”
A bit down the street, at 5915 Calle Real, Pizza Hut also shut down at the beginning of this year.
AppFolio Property Sells
Montana Avenue Capital Partners LLC has purchased a three-building campus at 50, 70 and 90 Castilian Drive in Goleta — currently the home of AppFolio.
The sale, which includes about 165,462 square feet on nearly 11 acres of land, sold for about $35.7 million. AppFolio is a leading provider of cloud-based business software and services for the real estate and legal industries.
The campus was part of the Towbes Group portfolio, and AppFolio began leasing space there in 2011. Francois DeJohn, Steve Hayes and Greg Bartholomew of Hayes Commercial Group represented The Towbes Group, while DeJohn and Hayes represented MAC in the transaction.
“Montana Avenue Capital specializes in institutional-scale assets serving technology, media and bioscience tenants,” Hayes said. “A campus of this size — fully leased to a successful and growing public company like AppFolio — is a great fit for them.”
MAC is a real estate investment, management and development company headquartered in Los Angeles with a regional office in Scottsdale, Ariz.
“This deal marks our first acquisition in Goleta and nicely complements our existing portfolio of properties along the coast in Carpinteria,” Steve Elson, managing director of MAC, said in a news release.
The sale of 50-90 Castilian Drive was the top office property sale of 2019.
The buildings are at the center of Goleta’s flourishing Hollister Avenue corridor, home to LogMeIn, Deckers and Google.

Apartment Sale
Battaglia Commercial Real Estate recently completed the sale of a nine‐unit apartment property at 704 S. Lincoln St. in Santa Maria.
The property, which includes eight two-bedroom, one-bath units and one four-bedroom, two-bath house, was listed at $1.5 million.
“This is the first time this property has been on the market,”said Steven Battaglia, BCRE owner and broker, who represented the seller.
Donna DeLibro and Andy Adler of Century 21 Butler Realty represented the buyer.
“There is a lot of upside in this property, a great opportunity for the buyer to reposition it in downtown Santa Maria,” Battaglia said.
