PG: Broker Associate.
NOOZHAWK: Is this your full-time job?
PG: Yes, I try to make myself available to clients or inquiries at all times.
NOOZHAWK: What is the price range of most of the homes you have sold?
PG: I cover homes in all price ranges – $400,000 – $25M.
NOOZHAWK: Which neighborhoods do you primarily work in?
PG: I work in all areas in the south coast of Santa Barbara, but primarily in Montecito and Santa Barbara.
NOOZHAWK: On average, how close to the asking price is the final sale price on homes you have sold?
PG: I typically average 95 percent of the list price at close of escrow.
NOOZHAWK: How do you market your client’s homes?
PG: Village Properties is a founding member of Forbes Global Properties, an exclusive affiliate of Leading Real Estate Companies of the World, Luxury Portfolio International and Mayfair International Realty, and the Santa Barbara Multiple Listing Service, Realtor.com, the Village website and my own website cover the world in online interest and activity. My listings also are placed in local media such as Noozhawk, the Santa Barbara New-Press, the Montecito Journal, the Independent and the Village Properties YouTube channel.
NOOZHAWK: Do you show properties from other companies’ listings?
PG: Absolutely. I value the relationships that I have built over the years with the majority of companies and their agents and brokers.
NOOZHAWK: What distinguishes you from other real estate agents?
PG: As a native Santa Barbaran, I am passionate about being involved in my local community. I have volunteered in many organizations that have benefitted the community and have helped build new relationships.
NOOZHAWK: What is your negotiating style and how does it differ from others?
PG: I am very hands on and feel that each transaction is special and different. My clients goals are foremost in what I do to bring about a successful transaction and I maintain relationships for many years and many following transactions.
NOOZHAWK: Do you have your own personal Real Estate website for marketing homes and if so, does it come up in competitive Real Estate searches such as City, State, and Region?

NOOZHAWK: Do you use social media marketing in your business such as Google Plus, Facebook, and Twitter to reach out to other Realtors and potential clients?
PG: I have a strong Instagram presence where I network with other agents, clients, and brokerages worldwide which maximizes exposure for client properties.
NOOZHAWK: Do you use videos and virtual tours to market your client’s homes?
PG: I am a strong believer in virtual tours, providing clients with the best tour possible. I use well known, high-end videographers so that a potential buyer can experience the property in the best light prior to an actual visit.
NOOZHAWK: What do you suggest sellers do to get their house ready to put on the market?
PG: I am fortunate to have many sellers with beautiful homes that often times need very little adjustments or changes. Usually, I suggest removing personal items and decluttering when necessary. But, I also have great relationships with stagers whom I trust to evaluate a particular home that might need partial or full staging as well as landscape assistance when necessary.
NOOZHAWK: How do you arrive at the listing price?
PG: I do a full market analysis, ask a few trusted agents in the specific area and price range to view the property and give their opinion of pricing. I then share all of the data with the seller, who then sets the price based on a review of the suggestions and data provided.
